Home Selling Tips: Staging the Exterior of a House for Sale
You don’t get a second chance to make a great first impression! The stager has just departed and the inside of your home looks like a show home. You’re ready for a flurry of showings, but what about the outside of your home? When interested homebuyers see a home for sale they often drive by the property first to look at the property and explore the neighbourhood before deciding if they would like to view the home. If they don’t like what they see on the outside, they may keep on driving and you will never have the opportunity to show off your home’s beautiful interior!
A clean and neat exterior is the starting point for any exterior staging. Power washing the siding, cleaning the windows, touching up paint on the front door and windows and stain on the porch and deck are all important first steps. Remove errant weeds and dead flowers from your planters, gardens and walkways. Make certain that your lawn is freshly mowed, neatly trimmed and well watered. If your lawn is in extremely bad condition, consider having it completely re-sodded. This is money well spent if it brings a potential buyer out of their car and into your home to buy.
If you have an asphalt driveway that has faded or is in need of repair, have it resealed by a reputable company. Power wash concrete and interlock driveways to remove any dirt and freshen them up. And don’t forget to remove any weeds that have managed to wiggle their way through your driveway covering!
Add interesting light fixtures to the front of the house to make sure that your home is appears warm, safe and attractive at night. Immediately replace any burnt-out bulbs. Clean and polish your house numbers or replace them with something new and current. Your house numbers need to be clearly visible from the street. House numbers, door hardware and mailboxes are great accessories to your home. Just like a great pair of earrings or cufflinks, they add the sparkle and complete the look!
Repaint your front door with a fresh and updated colour, keeping in mind the colour of your stone, brick or siding as well as other details such as shutters or awnings when selecting your new colour and shade. Coordinate your colour scheme with welcoming new doormats at all exterior doors and even the door leading to the garage.
If you have a porch or balcony, add a wicker chair and bistro table with potted flowers. This charming little addition will warm up your space and help potential buyers envision a quiet morning or relaxing evening in their new home.
Add hanging baskets of flowers or planters and consider adding flowering annuals to your beds for a fresh hit of seasonal colour. Finish off your flower beds with a thick layer of cedar mulch to reduce your time spent working on your gardens. Natural cedar mulch or stained cedar in black or brick red is not only good for your plants, it gives your gardens a tidy, low-maintenance and finished look.
Once you have tended to the outside of your home, prepare for the showings to begin. Your beautifully maintained exterior has made that all important great first impression!
